The Challenge
Woodland Walk asked us to launch something that didn't have a category yet. It's South Australia's first residential development to achieve 6-Star Green Star Communities accreditation, a genuine world-leading credential, but one that means very little to a first home buyer scrolling real estate listings on a Tuesday night. The challenge wasn't proving the sustainability story; it was translating it. We needed language that made "6-Star Green Star" feel like lower power bills and a cooler backyard, not a certificate on a wall.
There was a second layer to it. Woodland Walk is a City of Salisbury initiative delivered in partnership with Taarnby Real Estate. A genuinely collaborative structure, but one that meant every piece of copy, every figure, every claim needed to hold up across two organisations with different priorities and different risk appetites. And because this is council-led development on a site the local community already knows, we were building a brand from zero while also earning trust from people who'd be watching the site change in real time.
So the brief, in short: launch a category-defining development, make its biggest asset legible to ordinary buyers, and do it in a way that two delivery partners and a watching community could all stand behind.
The Solution
We built the marketing rollout around three ideas people could actually feel: proximity, sustainability, community. Not as a strategy slide, but as the spine of every asset, the landing page, the social content, the paid campaign, the nurture emails a registered buyer receives from day one. The sustainability story in particular we deliberately kept human: not "6-Star Green Star Communities Certification," but "the homework's been done for you", lower bills, a cooler street, recycled water to the garden, without ever needing the buyer to understand the rating system to feel the benefit.
Underneath the buyer-facing voice sat a structured operating model: a staged content and campaign framework tied to each land release, an EDM sequence carrying leads from first registration through to reservation, and an approval workflow that let City of Salisbury and Taarnby sign off collaboratively without slowing the campaign down. That structure is what let a single, confident brand voice, "a life you'll love", stay consistent across a project that will run in stages for years, long after launch week is over.
